Why Calpe

Calpe is not one market — it is at least seven.

Calpe should not be read as a single undifferentiated beach resort. It is a two-coast apartment market wrapped around a villa belt: high-rise corridors along Arenal-Bol, La Fossa and the port, Ricardo Bofill's architectural ensemble at Manzanera, and detached-villa urbanisations — Cometa-Carrió, Maryvilla, Canuta, Oltamar — stretching west and inland.

The apartment coast

Arenal-Bol and the Las Salinas edge form the municipality's highest-priced apartment corridor; La Fossa/Levante and the Puerto/Cantal Roig side add dense resort and harbour markets around the Peñón de Ifach. The centre — Calpe Pueblo — carries the year-round services and the lower apartment entry point.

The villa belt

Cometa-Carrió (through Gran Sol, Empedrola, Ortenbach and Bassetes) is Calpe's largest villa and new-build zone, followed by Maryvilla, Gargasindi, Oltamar-Cucarres and Canuta. More space and choice — but fragmented, steep in places, and car-dependent.

Two warnings before you compare

The municipality-wide €/m² figure is particularly unsuitable for valuing villas — plot, slope, view, orientation, registered area, pool and access can outweigh building area. For apartments, floor level, terrace, direct beach access, garage, building capex and the exact view corridor dominate. And beachfront is a location attribute, not a construction type — "sea view" in Maryvilla, Oltamar or Cometa does not mean beachfront.

Calpe's coastline is unusually varied: broad sandy urban beaches at Arenal-Bol and La Fossa — officially described as a 950-metre fine-sand beach with calm water — smaller coves, harbour fronts and steep western slopes. The Peñón de Ifach divides the Arenal/centre side from La Fossa and the port, and the Salinas wetland sits inside the urban fabric itself.

The terrain creates three ownership patterns: a flatter, dense, walkable centre-and-beach belt; a medium-rise architectural coastal belt at Manzanera/Tosal; and dispersed, often steep villa urbanisations west, north and inland.

  • Seek a uniformly low-rise, traditional or culturally quiet coast — Altea or selected Moraira/Benissa locations may fit better

  • Dislike summer density, traffic, crowded promenades or high-rise skylines

  • Are strictly car-free but want villa privacy and panoramic views

  • Require a guaranteed new tourist licence or stable twelve-month occupancy

  • Expect old Costa Blanca pricing in prime beach zones on a low budget

  • Are uncomfortable with large communities, lifts, shared facilities and possible special assessments

  • Have mobility limitations and have not screened steep villa access, duplex stairs or older-tower accessibility

The honest downside

The trade-offs, stated plainly.

Calpe's strongest beach convenience comes with the municipality's greatest density, seasonality and building-level complexity; its strongest villa privacy comes with car dependence, slope and access checks, and higher private maintenance. A buyer usually cannot maximise sandy-beach walkability, low density, large private land and year-round quiet in the same property.

  • Seasonal rents mislead. 160 of 253 live rental ads were temporary/seasonal. Never annualise a September–May rent, and never assume an August month repeats twelve times.

  • Tourist-use rules are tightening. Calp received 985 tourist-housing certificate applications in the first eight months of 2024 — more than all of 2023 — and describes its housing shortage as structural. No final Calpe-specific ordinance was verified: confirm each unit's position before reserving.

  • Beach towers carry building-level liabilities. Lifts, façades, balconies, garages and pools mean high fees and possible special assessments in Arenal, Fossa and Puerto.

  • Hillside villas need engineering review. Maryvilla, Oltamar, Cucarres and parts of Cometa are steep: driveways, retaining walls, stormwater drainage and underbuild legality must be checked on site.

  • A "permanent view" may not be protected. Views of the Peñón, sea and Salinas are a major price component while new development continues — identify nearby buildable parcels before paying for the panorama.

  • First line means salt, wind and water. Direct marine exposure brings corrosion, shutter and HVAC wear, terrace leaks and insurance cost — visit in different weather before committing.

Roughly 1,971 homes were advertised on 22 July 2026 — about 864 apartments and 1,107 houses/chalets. Cometa-Carrió alone held 617 home advertisements (587 of them houses or chalets), Arenal-Bol 241, Fossa-Levante 202 and Puerto 87. Counts move daily and adverts can be duplicated or miscategorised.

Which part of Calpe should I buy in?

That depends on your daily routine, mobility, rental plan and maintenance budget — not only the sea view. The seven environments differ materially: year-round Pueblo, premium Arenal-Bol, resort Fossa/Puerto, architectural Manzanera, hillside Canuta–Maryvilla, the Cometa-Carrió villa belt, and the lower-priced Gargasindi/Oltamar zones.

Is Calpe good for rental income?

Only with discipline. Of 253 live rental ads on 22 July 2026, 160 were temporary/seasonal, so a winter rent and an August month describe different markets. Illustrative gross yields before all costs run from about 4.4% (a €300k Pueblo apartment at €1,100/month for twelve months) down to 2.7% (a €1.5m Maryvilla villa at €5,000/month for eight). The asking-rent index was €14.5/m²/month in June 2026, +7.0% year on year.

Can I let my property to tourists?

Under Valencian Decree-Law 9/2024, a tourist dwelling is let to the same tenant for ten consecutive days or fewer; it requires a favourable municipal urban-compatibility report, and the register entry is valid for five years. Calp received 985 tourist-housing certificate applications in the first eight months of 2024. No final Calpe-specific zoning ordinance was verified as of the research date — confirm the exact position for your unit before reserving.

What tax will I pay buying in Calpe?

From 1 June 2026 the general Valencian resale transfer tax (ITP) is 9%, with 11% applying when the taxable value exceeds €1 million; new-build first transfers are generally 10% VAT plus 1.4% stamp duty (AJD). Worked examples: a €300,000 Pueblo apartment owes €27,000 ITP, a €550,000 Fossa apartment €49,500, and a €1.5m Maryvilla villa €165,000. Rates do not vary by district.

What does owning cost per year?

Screening bands from the brief: €2,500–€5,500 for a standard Pueblo apartment, €3,500–€8,000 for an Arenal/Fossa apartment, €6,000–€14,000 for a premium new-tower unit, €11,000–€30,000+ for a standard villa and €18,000–€45,000+ for a luxury hillside villa. Community fees alone range from €30–€100/month for a simple Pueblo apartment to €150–€400+/month in premium towers.

Do I need a car in Calpe?

Arenal, Pueblo, Fossa and Puerto can support a largely walkable daily routine if the building and route are chosen carefully. Cometa, Maryvilla, Oltamar and much of Canuta require a car. The renewed TRAM Line 9 links Benidorm and Dénia through Calp — back in through service since January 2025 — but it does not make the villa urbanisations car-free.

Is Calpe year-round or just seasonal?

Both. The municipality reported 27,440 residents in 2025 with a 54.1% foreign-national share and genuine year-round services.
