Altea Casas is a small, personal real-estate office based in Altea Hills and active on the Costa Blanca since 2006. We support Dutch buyers before, during and after a purchase — combining Dutch-language accessibility with hands-on local execution in Spain.

Our role goes beyond presenting listings. We help you understand the market, select a suitable region and property, coordinate the purchase, and organise practical aftercare.

Questions buyers ask first

Honest, short answers to the things Dutch buyers usually want to know before they book a viewing. Tap a question to open it.

What extra costs are there when buying property in Spain?

On top of the price: transfer tax (ITP, ~8–10%) on a resale, or 10% VAT plus stamp duty on a new-build; notary and land-registry fees (~1–1.5%); an independent lawyer (~1%); and a reserve for furnishing, utilities and community costs. See the full cost breakdown →

Do I need a Spanish NIE to buy?

Yes. A NIE (foreigner's tax number) and a Spanish bank account are required to complete a purchase and to pay taxes and utilities. We arrange both as part of the process.

Can I get a Spanish mortgage as a non-resident?

Yes — non-resident mortgages are available, typically up to 60–70% of the valuation. The bank, valuation and timeline run in parallel with the legal work so the notary date stays realistic.

How long does buying a property in Spain take?

A cash purchase can complete in 4–8 weeks after the private contract. With a mortgage, allow 8–12 weeks. Off-plan new-build depends on the builder's completion schedule.

Is the asking price really the final price?

Not on its own. We negotiate on conditions and price, then add taxes, notary, lawyer and a reserve to show the realistic total before you commit.
